Ridgehaven in Ormond Beach: A Local Look at This New Construction Community
If you're exploring new construction in Ormond Beach, Florida, Ridgehaven is one of the communities you'll likely want to know about.
Located in the growing area west of I-95, Ridgehaven offers a variety of newly built homes, multiple floor plans and community amenities — while still providing convenient access to shopping, restaurants, healthcare, major roadways and the beaches of Ormond Beach.
I recently spent time touring Ridgehaven, walking through homes, exploring the amenities and taking a closer look at some of the construction features buyers may not notice during a typical model-home visit.
Here's what you should know if Ridgehaven is on your list.
Where Is Ridgehaven?
Ridgehaven is located in Ormond Beach, west of I-95, in an area that continues to see residential and commercial growth.
For buyers relocating to Ormond Beach, location is one of the first things I recommend considering.
It's easy to fall in love with a floor plan online, but the community surrounding that house will have a much bigger impact on your everyday life.
That's why I encourage buyers to compare not only homes, but also location, amenities, monthly costs, builders and the overall feel of each community.
Who Builds in Ridgehaven?
Ridgehaven currently features new homes from Meritage Homes and Jones Homes USA.
This is actually something I like about Ridgehaven from a buyer's perspective.
Having more than one builder within a community gives you additional opportunities to compare floor plans, home styles, included features, construction methods and pricing before deciding which home makes the most sense for you.
Meritage Homes
Meritage Homes offers several home collections within Ridgehaven, including villas and single-family homes with different homesite and garage configurations.
One thing that stood out during my tour was the emphasis on energy-efficient construction.
The builder materials I received identify features including spray-foam insulation, ENERGY STAR certification, low-E windows, SEER2 HVAC equipment and MERV 13 filtration.
I was even able to get a look inside the attic to see the spray-foam insulation firsthand — something you can see in my Ridgehaven video above.
Jones Homes USA
Jones Homes USA also builds new homes within Ridgehaven.

What Types of Homes Are Available in Ridgehaven?
One of Ridgehaven's strengths is the variety of housing options within the community.
Depending on the builder and collection, buyers can find attached villas as well as single-family homes with different floor plans, bedroom counts, homesite sizes and garage configurations.
For example, the builder information I've received for one of the single-family collections includes homes ranging from approximately 1,900 square feet to more than 3,200 square feet, while other Ridgehaven products include both smaller and larger options.
Rather than focusing on a particular home that's available today, I recommend starting with:
How much space do you need? What monthly payment are you comfortable with? Do you want an attached or detached home? How important is yard size? Do you need a 2- or 3-car garage?
Then we can narrow down which Ridgehaven options make sense.
Ridgehaven Amenities
Community amenities include a pool, playground, dog park and common areas, according to the builder information provided to me.
The single-family Ridgehaven products I toured currently have a $100 monthly HOA fee.
There is also currently no CDD reported for the community.
Because HOA fees, inclusions and community information can change, buyers should always verify the current information for the particular home and section they're considering.
What Does It Cost to Buy in Ridgehaven?
New-construction pricing can change based on the builder, floor plan, homesite, structural selections, design choices, inventory homes and current promotions.
And that's one of the biggest mistakes I think buyers can make when researching new construction online:The advertised starting price doesn't necessarily tell you what your home will ultimately cost.
Instead of maintaining an outdated list of available homes on this page, I can help you obtain current Ridgehaven pricing and builder information when you're ready to explore the community.
That turns what would have been a weakness of the article into a lead-generation opportunity.
Should You Visit Both Ridgehaven Builders?
Yes.
If you're seriously considering Ridgehaven, I wouldn't automatically choose a builder before comparing your options.

Ask what's included versus upgraded.

Compare homesites.

Look at construction features.

Compare warranties and incentives.
And most importantly, compare the total cost of the home you would actually purchase, rather than simply comparing advertised starting prices.
Do You Need a Realtor for New Construction?
You don't have to have your own real estate professional to walk into a model home.
But remember that the builder's sales team represents the builder.
Having your own representation gives you someone who can help you compare the different builders, communities, floor plans, homesites, incentives and overall costs from your perspective.

It's to help you understand your options so you can make that decision.

Ridgehaven is worth exploring if you're considering new construction in Ormond Beach and want multiple housing options within one community.
